View Full Version : bathroom remodel for increasing sale value

This is a downstairs bathroom, where there are two bedrooms and a rec room. Likely to be a teenager's or visitor's bath. Currently has an old acrylic 60 tub with shower and a curtain. Door opens against tub (not roomie but not cramped) with toilet and a single sink on your left as you go in.

Upstairs is a BR with a shower and sink and toilet, and in the master is a soaking tub and toilet, with a sink area in off the master room.

Should we stick to bath/shower combo or go with a ritzier shower area with a tiled seat?

We are only doing this to put the house on the market (in a couple of years...remodeling much of house). House is in a rising area with land, which is becoming rarer here. Near hospital, would attract medical people.

I would take out the tub and do the remodel with a fancier shower. Many, many people are preferring showers these days. IMO, if you have one nice bathtub in the house, that is enough to satisfy buyers plus many buyers prefer a shower anyway.

We built our very nice house three years ago and I wish I had not put in the second bathtub. We thought my teen dd would *need* her own bathtub since she always monopolized mine at the old house. However, at the old house she did not have the option of a standalone shower. Once she discovered the shower in our new house, she never used the bathtub again. The space could have been much better utilized for a larger shower area and/or more closet space.

If you have enough space, you may also want to make your shower doorless. I love that I no longer have to clean shower doors. One of the showers is quite small, too, but imaginative use of the space allows it to feel more spacious than it is and still not have the water splash out.

Also, I highly recommend putting in a shower head on a rail so it can be moved up and down. We *love* ours! It makes cleaning the shower much easier (shower head is on a metal hose) because I can take the head and spray exactly where it is needed. It is also really nice for different heights, as you can adjust the head for a child or for a six-footer.

To me, the answer depends. Is the tub in your room what most people woud use to bathe babies/toddlers? If your tub suits that purpose, go for the fancy shower. If it is not, put in a nice tub/shower combo.

If the only other tub is in the master, I would not put in just a shower. I would want someplace the kids could have a bath- and I don't want them using mine. That's jmho.
