My post got deleted, but we are having problems with our tenant. He does major repairs and he hasn't got approval for them. We are worried about electrical repairs causing fires, and plumbing repairs causing water damage. I just looked in the contract and it says that WE are responsible for repairs. Obviously, I don't mind him tending the garden and hanging drapes and all, but I dont want him fiddling with the electricity and plumbing.

Qualified workers have guarantees so that if their work causes fires or water damage, they have insurance to cover it. They also have workmen's compensation if THEY get injured, which our tenant does have. If he injures himself doing unnecessary repairs, OUR insurance pays his medical bills. Also, qualified workers keep the repairs to code, which is very important for us since we live far away.

We put in a new kitchen, windows, siding and exterior paint this year, and paid out 42K dollars for it, so we DO maintain the place very well. Now our tenant has replaced the kitchen faucet and kitchen ventilator, even though our repairs are 4 months old. After 42K, though, we want to let our finances recover, and we don't want to dish out on expensive or frivolous repairs.

We lease a place that is very badly maintained. Our ceilings fell in two years ago, and they are just now getting around to fixing the decayed roof and ceilings, so we DO know what it is like to live in a shoddily-kept place. We are putting in insulation inside the rooms this summer because the landlord has refused to do it, and we do all our own minor repairs.
